Lebanon, NJ — March 3, 2023

Rv3 Solutions, a global corporate real estate asset management and advisory firm, today announced its role as advisor on the successful disposition of a manufacturing facility located in Reynosa, Mexico, part of a broader multi-location portfolio strategy designed to optimize asset value and support evolving operational priorities.

The Reynosa manufacturing and warehouse facility was built in 2006 and located at Ave Los Pinos 2001 Parque Industrial Villa Florido and totaled approximately 115,000 square feet. The property supported specialized production operations and was strategically positioned within one of Mexico’s most active border-region manufacturing corridors.

Executing real estate transactions in Mexico presents a distinct set of challenges compared to domestic U.S. deals, particularly in the areas of legal structure, title transfer, and regulatory compliance. Cross-border transactions often require navigating different ownership frameworks, local notarial processes, and jurisdiction-specific closing requirements, all of which demand careful coordination among legal, financial, and operational stakeholders.

Rv3 Solutions led the advisory process, working closely with corporate ownership, to develop a disposition strategy that balanced timing, market positioning, and valuation objectives while ensuring compliance with local regulatory frameworks. The assignment required a disciplined approach to underwriting, buyer qualification, and execution sequencing across multiple jurisdictions.

Given the complexities of the local market, Rv3 Solutions partnered with NAI Mexico to support transaction execution, leveraging their on-the-ground expertise, investor relationships, and knowledge of regional market dynamics. This collaboration enabled a targeted marketing process and facilitated engagement with qualified buyer groups actively investing in border-region manufacturing assets.

“The successful sale of a manufacturing facility in Mexico requires more than traditional transaction execution; it demands a fully integrated strategy that accounts for local legal frameworks, cross-border capital considerations, and operational continuity,” said Chuck Bower, Chief Real Estate Officer of Rv3 Solutions. “By combining disciplined advisory with local market expertise, we were able to navigate a complex transaction environment and deliver a strong outcome aligned with the client’s strategic objectives.”

The transaction underscores continued investor interest in well-located manufacturing assets in key North American supply chain corridors, particularly in markets that support nearshoring and cross-border production strategies. Reynosa remains one of the most active industrial markets in Mexico, benefiting from proximity to the U.S., established labor pools, and integrated logistics infrastructure.

Rv3 Solutions served as the client’s advisor, guiding the process from strategy development through execution, while coordinating across legal, financial, and operational stakeholders to ensure a streamlined and compliant closing process.
