The property features specialized infrastructure to support pharmaceutical operations, including full climate control, warehouse functionality, light manufacturing capabilities, and associated office space. Transactions of this nature remain highly challenging in the Phoenix market, where the availability of truly compliant, fully air-conditioned industrial space is extremely limited.
As pharmaceutical and life sciences users continue expanding into the Southwest, the supply-demand imbalance for mission-critical facilities—particularly those capable of meeting stringent environmental and regulatory standards—has become increasingly pronounced.
